Finding a tenant is not just placing an ad. A good management company markets your property professionally (quality photos, accurate descriptions, targeted advertising), conducts viewings, and then vets applicants: employment verification, previous landlord references, identity confirmation, and ability to pay.
This process typically takes 2-6 weeks for well-priced, well-located properties. The management company handles all of it.
Rent Collection and Arrears Management
Rent is collected according to the tenancy agreement, typically annually or bi-annually in Lagos. The management company follows up on late payments, manages the escalation process for persistent non-payment, and, when necessary, coordinates legal action for eviction.
You receive rent payments directly to your account, minus the agreed management fee.
Maintenance Coordination
This is where management companies earn their fee. Routine maintenance (painting, plumbing, electrical), emergency repairs (burst pipes, roof leaks), and seasonal upkeep (generator servicing, drainage clearing) are all coordinated by the management company. Every repair should be documented with photos, costs, and your approval for anything above an agreed threshold.
Monthly Reporting
A professional management company provides monthly reports covering: rent status (paid, outstanding, arrears), financial summary (income received, expenses incurred, net position), property condition (with photos), maintenance completed and pending, and any issues or recommendations.
This reporting is essential for diaspora investors. It is your window into your investment. If your management company does not provide monthly reports as standard, they are not providing professional management.
Legal and Compliance
Tenancy agreements, regulatory compliance, tax filings, dispute resolution. The management company handles or coordinates all of this with appropriate legal support. When tenancies need to be renewed, terminated, or disputed, they manage the process.
Vacancy Management
When a tenant leaves, the management company inspects the property, assesses any damage against the condition report, manages the caution deposit reconciliation, and immediately begins remarketing the property to minimise vacancy.
What It Costs
